City Centre Incentives

The City Centre Tax Incentive Program supports new investment and redevelopment in Spruce Grove’s City Centre by providing eligible projects with a municipal property tax incentive during the early years following redevelopment.

The program is available within the First Avenue and McLeod Avenue precincts identified in the City Centre Area Redevelopment Plan.

Eligible Projects

Potential projects include:

  • New commercial development
  • Mixed-use development
  • Redevelopment of underutilized properties
  • Significant building rehabilitation or expansion projects valued over $1 million
  • Projects that increase a property’s assessed value

Meeting the eligibility requirements does not guarantee approval. Applications are evaluated in accordance with the City Centre Tax Incentive Bylaw and require Council approval.

How to Apply

Start by submitting a brief project outline that includes:

  • Property address
  • Description of the proposed development
  • Estimated project value
  • Proposed timeline
  • Contact information

Economic Development will review your project with you, discuss eligibility and explain the application process. Projects that appear eligible will be invited to submit a formal application for review.

Eligible applications are presented to Council for consideration of a tax incentive agreement. Once an approved project is complete and the requirements of the agreement have been met, the tax incentive will take effect according to the terms of the agreement.
